Vermillion sees student housing options increase, leases available

The Heights and The Quarters are two new off-campus housing developments in Vermillion that are currently under construction and students can move-in next summer.

Construction for both developments and planning room layouts began within the past year and students can currently sign leases and plan their living situations through 2019.

New opportunities

Nate Welch, CEO and President of the Vermillion Chamber of Commerce and Development Company (VCDC) said Vermillion benefits from these housing developments.

“Anytime you see development in any level… it really does show the progress in the community and anytime we can have that it just shows the excitement and the future for what we have in Vermillion,” Welch said.

Welch said having these two housing developments will open “new doors”  and create a “positive effect” for the Vermillion housing market.

“(These developments) will provide a great addition to housing in Vermillion. You know, housing options in Vermillion for students, the workforce, for retirees, for young families is like any community, one of the most important things when it comes to growth,” Welch said.

The Heights

The Heights site location is 1000 N. Dakota St., Vermillion, SD 57069.

Ryan Pidde, president of Talon, LLC, a real estate developer said that The Heights will bring an enjoyable living environment for students.

“(From) the student perspective they’re going to be able to enjoy a first-class facility that frankly the community or the campus hasn’t had yet,” Pidde said. “That’s what we’re bringing to the community and I think it’s something not only the community will be proud of but also the university (as) a great recruitment tool for students.”

The Heights will offer a 24/7 fitness center, outdoor courtyard and pool, coffee shop, study spaces, sky-deck patio, fully furnished units and in-unit laundry.

In fall 2017, Steve Boote, Eagle Construction Inc. president, approached the Vermillion City Council with a plan to develop The Heights. Pidde said that construction should be completed early July where students can then move-in August 2019.

Pidde said the process of building The Heights has been rewarding.

“It’s been a fun process as this has evolved, and I think you know, folks are going to be excited in Vermillion and they see the structure come up and become enclosed as we get into the fall,” Pidde said.

The Quarters

The Quarters site location is at 1129 Cottage Ave. Vermillion, SD 57069.

Drew Coffin, the project supervisor of The Quarters, said he’s excited to bring new housing to campus with many amenities and a focus on keeping the price low.

“Our biggest standpoint I guess would be the amenities that we have. We have the most amount of amenities and nicest amenities in that market,” Coffin said. “What we have seen just being on campus and talking to the students we noticed that a lot of the housing is a little bit older on campus right now. ”

Amenities include one bathroom for each bedroom, free parking, 24-hour clubhouse and fitness center, laundry facilities in each unit, pool, hot tubs, tanning beds and study areas.

Coffin said that he is excited that The Quarters will bring something new for students.

“We’re excited to bring (upscale living) to the market with amenities that they don’t have on campus right now,” Coffin said. “…We’re ready to get going.”

Construction for The Quarters started in May and planning has been taking place for the past two years, Coffin said.

Students can begin moving in summer 2019 when construction is completed.
